Our client approached us with a clear objective: to utilize a 12-cent plot with high commercial value to construct a 3BHK independent villa within a budget of 75 Lakhs. The plot’s prime location offered significant potential for both residential comfort and commercial opportunities. However, balancing these elements within the financial constraints presented a considerable challenge.


Client Requirement

The client envisioned a property that would not only serve as their residence but also generate substantial rental income. They required a solution that could seamlessly integrate their living space with commercial units to maximize the land’s potential.

Our Proposal

Understanding the client’s needs, we crafted a proposal that combined residential luxury with commercial viability

  • A total area of 10,000 sq ft spread across a ground floor and two additional floors.
  • icon Ground Floor:
  • Residential:  A 3BHK fully furnished home designed to offer comfort and convenience, with separate car parking for added privacy.
  • Commercial:  Three commercial shops strategically located to attract tenants and businesses.
  • icon First & Second Floors:
  • Residential:   Each floor was designed to include four 2BHK units, catering to diverse rental needs and enhancing the property’s overall appeal.

Our proposal was designed to balance the client’s residential and commercial needs. By integrating commercial spaces with residential units, we created a property that not only met the client’s requirements but also offered a steady income stream. This approach was aimed at optimizing the land’s value and ensuring long-term profitability.


Outcome

The client approved our proposal, and the project was set in motion. With a total cost of 1.5 Crores, the development is poised to generate a monthly rental income of 1.2 Lakhs. This successful outcome underscores Totum’s expertise in delivering tailored, high-value solutions that align with client goals and maximize investment returns.
